Asia green group welcomed our GLCM group into their incredible corporate office. They conserve a grounded and health inspired environment by making their guests and employees walk through their office barefoot. We were warmly welcomed with locally sourced coffee and made to order pancakes and pastries. Their hospitality was impeccable, making sure we all were attended to accordingly.

In their actual office, it was a clean environment with an interactive model of their project, the pier.


The Pier is a USD$960 M freehold luxury serviced apartment development. The Pier is strategically located at Bayan Mutara, Penang, on a 4.55-acre site adjacent to Penang World City and just 600 metres from the Penang Bridge. The development consists of two residential towers reaching 37 storeys, housing a total of 934 serviced apartment units. Currently, 33% of the units are leased, months before completion of the apartment building. It is complemented by 64 alfresco retail shop units at the ground-level podium, which also contains a 7-storey car park and facility floors. The design is inspired by coastal living, aiming to translate the “rhythmic motion of the sea” into a dynamic, wave-inspired façade.
Asia Green Group gave a comprehensive presentation where multiple important roles presented on the goals, development, and current progress of the construction of the project.
First the CEO opened the presentation with an overview of the company values.

Asia Green Group is a very modern and forward thinking developer in Malaysia. They hold themselves by “SiSheng Model” (四生模型), a value integrating Life (生活), Ecology (生态), Vitality (生机), and Business (生意).
Their mission is to lead in “next-generation smart ecological civilisation development,” creating a community that has technology, sustainability, culture, and wellness. This is the same mission that lead them to their latest project, The Pier, Penang.

A core focus of the project is sustainability and green building. The design pursues Green Building Index (GBI) certification and incorporates features like a solar panel system for common areas, a rainwater harvesting system for landscaping, EV charging stations, and the use of low-VOC products.
The structural design employs a low-carbon shear wall system, chosen over a column-beam system for its efficiency in resisting lateral loads, which reduces concrete volume and the project’s embodied carbon. The landscape and unit design promote natural lighting and ventilation for energy efficiency.The holistic landscape concept blends Nature, Wellness, and Coastal Living.
It features layered greenery for microclimate control. Water is a central theme with recreational and leisure pools, and social spaces. Specific amenities include a Forest Walk, Reading Garden, Yoga Garden, and children’s playgrounds.
For construction, Asia Green appointed Bina Daya Sdn. Bhd., a G7 contractor with an unlimited tender capacity and a portfolio exceeding RM 1.5 billion. The construction management plan emphasises innovation and a “Go Green” approach on-site. This includes using BIM (Building
Information Modelling) for coordination, aluminium system formwork(reusable for up to 80 cycles) instead of timber, and off-site.
On the site tour, most parts of the building was still in the early phases of construction. However, there was a completed apartment which gave a good look to the feel of the luxury apartments offered in this complex. Pictures were not permitted on the job site.

Overall, the Pier project by Asia Green Group really impersonates the company’s commitment to integrated, sustainable development. It combines certified green building features, and an innovative, environmentally conscious design to create a luxury residential community aligned with their vision for a smart ecological future.
